The University of Miami has commissioned an environmentally friendly building design and operation in accordance with the United States Green Building Council’s Green Building standards.  All features were reviewed when contemplating the environmental friendliness of this project.  A few examples include:
  • A previously developed site is being used to create a higher and better use, limiting urban sprawl by increasing density
  • Transportation alternatives are provided:
    • UM shuttle and tram service
    • Bike storage with readily available showers
    • Preferred parking for car pools and fuel efficient cars
  • Use of green roofs to reduce the heat island effect of the structure itself
  • Recessed windows on the south and west elevations to reduce solar gain to the building interior
  • New landscaping at grade will help restore native plant and animal habitats while creating site amenities that will increase the value of the UM Life Science & Technology Park
  • Innovative solutions to capture rainfall and cooling system condenser water, which normally would be discharged offsite as storm water, for use in irrigation and grey water systems
  • Grey water systems will reuse rainfall and other clean but non-potable water for flushing of toilets and urinals; city potable water will be supplied to all lavatories and laboratory sinks
  • Active chilled beam systems will be used for space temperature control in offices and laboratory areas. Active chilled beams provide an enhanced level of control while significantly reducing cooling system energy consumption
  • Total heat recovery systems in the central chiller and air handling systems will capture exhaust air cooling to pre-cool outside air being delivered to the building, reducing by close to 25% the cooling system central plant energy requirements
  • Site lighting will maintain a 90 degree cut-off and no light will be allowed to spill from building envelopes, all reducing the light pollution from the project
  • The local micro-climate views are honored by using filtered direct sunlight in public spaces with strategic glass placement
